Our SDA (Specialist Disability Accommodation) Consultation supports the design and certification of housing that meets the needs of individuals with disabilities, aligning with the NDIS guidelines. Through accreditation and certification services, we help clients navigate regulatory requirements with confidence, ensuring their projects are inclusive, compliant, and future-ready.
ACCESS REPORTING
We provide Access Reporting for both Development Applications (DA) and Construction Certificates (CC) to ensure compliance with accessibility regulations and standards. Our reports help architects, developers, and certifiers meet legal obligations under the Disability Discrimination Act 1992 (DDA), the National Construction Code (NCC) 2022, particularly Part D4 of the Building Code of Australia (BCA), and AS 1428.1 – 2009 (Design for Access and Mobility).
We begin by reviewing architectural plans, site layouts, and relevant documentation to assess how accessibility standards are incorporated into the design.
We assess the design against key accessibility regulations, including:
SPECIALIST DISABILITY ACCOMODATION (SDA) CONSULTATION, ACCREDITATION AND CERTIFICATION
Our assessment process has two stages, Design (Provisional) and Final-As-Built Stage.
At the design (Provisional) Stage the SDA Assessor assesses the design documentation against the SDA Design Standard requirements. The certification is called ‘Provisional’ as the dwelling has not been built at this stage. The certification of the design documentation provides confidence to the stakeholders that when completed, and built in accordance with the approved design documentation, the final as built works will also comply with the SDA design standard. The Design Stage assessment takes into consideration the proposed design category (HPS, FA, IL, RO) and the building type as defined in the NDIS (SDA) Rules 2020.
At the completion of the building work SDA Assessors will undertake a Final-As-Built inspection to ensure that the completed building meets the requirements of the SDA Design Standard. In addition to the final inspection, there are a number of certificates that need to be provided by the builder, contractor (electrical, automation) and engineer (RPEQ). Once all items are resolved the SDA certification documents can be issued.
The documentation will also be lodged with NDIS at the Design and Final Stage; however, this does not constitute enrolment of the dwelling. Enrolment of the dwelling is the responsibility of your SDA Provider.
